“Nice apartment … but the locality is not ideal”
The rooftop balcony is lovely and once inside the apartment it’s very clean and spacious.
The locality is on the wrong side of the tracks / down at heel - local restaurants and bars are low quality. The 9am check out time is earlier than most in Valencia.

The terrace was nice, excluding the facts that it can only be used in summer (so it totally doesn't justify the price during the rest of the year) and the view is mediocre at best. The owners made the effort to meet us quite late when they gave us the key. It was communicated in advance and in general, this is not an issue if you use a key vault. However, it is worth mentioning.
We didn't like the beds, the pillows, the furniture and the facts that all of the above seems like something they gathered from somewhere. Maybe it was what they previously used, or the property is quite old already, we couldn't tell, but the result is all the same. You go for a vacation and you get a bad experience... Maybe it would have been acceptable if it was cheap, but it isn't. It is actually in the upper price range for what it promises to deliver. Furthermore, location is not nice. It seems close to some points of interest but you need to cross the train tracks every time, which is time and effort consuming. Also, I would say that it is almost the shadiest part of Valencia we saw. And we crossed it several times by foot and bike. The cleanliness is not that bad, but that's the best I can say. Again it seems like the owner tried to fix whatever he could, with whatever materials he had. And it doesn't look ok... Check the photos. To top it all, the property was quite cold when we entered it. Even the owner was wearing his jacket inside (shoes on, of course, while walking across all rooms). We wanted to heat it up as quickly as possible but the electricity breaker kept interrupting the process. After trying to fix the issue by ourselves several times, the owners calmly said: this is normal, the breaker is designed to support only 5.5 kw. So you should turn some radiators and ACs off plus the TV!!! and it would be fine. No, this is not fine!

The balckony is great, the location is very convinient if you also teavel by train (20 min walk). If you want to go to the old city its 30 min walk. Metro station is near.

comfy beds, good transport links (but see below), supermarket nearby (but see below), heaters and blankets provided, good aircon in main rooms, umbrellas useful!
Would have been helpful to have information about bus, metro and trains including timetables and location of stops to destinations in and around Valencia. Too much reliance on us finding information ourselves. Supermarket nearby but would have been useful to have a map showing locations - also which one is open on a Sunday. Needed information folder to include above but also 1)fire evacuation procedure 2) emergency contact numbers (hosts, doctor) 3)leaflets about local places of interest and suggestions for day trips 4) map of local area showing nearby restaurants - the ones listed on Booking.com are cafe/bars, not restaurants. 5) instruction manuals for TV (were there English channels?), oven, hob, microwave, coffee machine. No slip mat in shower, dirty oven and tray, water not hot in kitchen tap and took ages to run warm, dodgy lock (we were locked out on first night) and response when we called the number we had was to call another number. Toiletries limited to one container of liquid soap only, towels had seen better days - needed matching sets for each bedroom so easily identifiable, no games provided e.g. cards, dominoes, Uno etc.. No welcome pack such as water, bread, cheese, wine which make a difference to first impressions. Cash payment requested on arrival but no receipt given even after we requested one. Plates, possibly dishes ? were so high up in the cupboard we couldn't reach them! Stepladder provided but shouldn't be necessary for this!!
